Few of those 2 character domains which are available here.

I read somewhere that if a 2 char domain is registered for a short term anyone can register it. So I believe that registering them for an year or two may increase the chances for someone else to register them if it's near to expire. Is it right?

Once you have registered the domain name, it will be yours until the expiry date. It will be possible for someone else to register the domain name only after the expiry date and if you renew the domain name before the expiry date then it will be yours only. No one will be able to register your domain name before the expiry date whether it is a 2 character domain name or a domain name with more characters.

2 character domains aren't millions and billions.
Only for the domains that companies need like yp.com etc.
I saw a ay.com on ebay sell for 25k.

No I don't own any. Most of them sell decent 20-200k maybe more.
But the millions no billions are sold for companies that need the domain desperately.

Correct, it is not necessary that you will find a 2 character domain for millions or billions. You may find it for at a higher price than a regular domain name. After all, selling or buying a domain name for millions or billions is not a joke

Yes it is not a joke as it is one of the facts that few domains have been sold for millions. Also it is not necessary that 2 character domains cost more that a regular domain. If you search them quite seriously I'm sure you can find 2 character domain at a regular price.

Certainly, some domains are sold for millions and billions. However, those domains are selected once and are really needed by the company and hence they purchase it for millions and billions. You may find a domain name at a regular price and you may sell it for a higher price later on to a company who needs it. Best of luck!!
